Our Process
-
Finding a lot.
Site Selection: The first step in building a custom home is choosing the perfect lot. This is crucial because the lot's location will affect your home's design, cost, and how well it suits your lifestyle. Consider factors such as proximity to work, schools, amenities, natural surroundings, views, and any zoning restrictions.
Land Preparation: Once you’ve selected a lot, it needs to be surveyed and prepared. This may involve clearing trees, grading the land, or leveling the ground to ensure proper drainage. If the lot is on a slope, additional considerations like foundation height or retaining walls might be necessary.
-
Framing.
Foundation Work: After land preparation, the foundation is built. This can be a slab, crawl space, or full basement, depending on the home’s design and the lot's topography. The foundation is crucial as it supports the entire structure.
Framing: Once the foundation is ready, the framing begins. This is the skeleton of your home, where the walls, floors, and roof are constructed. The framing crew will build the basic structure of the house using wood or steel, depending on the design. This stage includes setting up load-bearing walls, windows, doors, and the roof trusses.
Roofing and Sheathing: As part of the framing process, the roofing material is installed (e.g., shingles, tiles). Sheathing, typically plywood or OSB (Oriented Strand Board), is added to the walls and roof to create a solid surface for insulation, siding, and roofing material.
-
Trim Carpenter.
Interior Framing and Mechanical Systems: After the exterior framing is completed, interior framing, plumbing, electrical, and HVAC (heating, ventilation, and air conditioning) systems are installed. The rough plumbing, electrical wiring, and ducts are laid out before insulation is put in place.
Trim and Finish Carpentry: The trim carpenter’s role is to add the fine details that elevate the home’s appearance. This includes installing baseboards, crown molding, door and window casings, cabinetry, stair railings, and any other wood finishes that contribute to the home’s final aesthetic. Trim carpenters ensure that all the finishing touches are aligned, precise, and beautifully crafted.
Doors and Windows: During this stage, doors and windows are installed, and any other necessary openings or features are finished off. This creates the first sense of "completion" as it begins to look like a home.
-
Final Steps.
Drywall and Painting: Once the trim carpentry is done, drywall is hung and finished (taped, mudded, and sanded) to create smooth walls. After drywall installation, the home is painted—typically starting with a primer and followed by a finish coat.
Flooring: After the painting is complete, flooring installation begins. Whether you're using hardwood, tile, carpet, or other materials, the flooring is one of the final touches that bring the home together.
Finishing Touches: This phase involves final installations, including kitchen countertops, light fixtures, bathroom accessories (sinks, faucets, mirrors), and any special features like fireplaces or built-ins. Cabinets and appliances are installed, and flooring may be polished or sealed.
Landscaping: The outside of the house also gets its finishing touches. Landscaping includes planting grass, trees, shrubs, and installing any outdoor living elements like decks, patios, or walkways.
Inspection and Walkthrough: Once all work is complete, a final inspection is conducted to ensure that everything is up to code and meets the agreed-upon specifications. You'll likely do a final walkthrough with the builder to inspect every detail and make sure you’re satisfied.
Move-In Ready: After clearing up any remaining punch list items (small fixes or adjustments), the home is ready for you to move in!.
